Tip 1: Turn the heat up or vice versa

 Make your buyers comfortable by adjusting the heating/cooling systems. This shows the intending buyer that the heating and cooling systems are operational.

Tip 2: Calming music

 Playing calming music in the background helps to set the atmosphere of your home. It can help your intending buyers feel relaxed and at home.

Tip 3: Make them comfortable

 Try offering your viewers something that makes them feel welcome, maybe a cup of coffee. It could also open the ground for small talk which is a good way to get to know your buyers better and create a connection for a deal.

Tip 4: Be conversant with your local surrounding

 Knowing your local area will make you sell your home better as you will be in a position to highlight the positive points you have in your local area. Also, it will help you answer almost any question your buyers have about the area, hence helping them feel they are in the right place.

Tip 5: Keep your driveway empty

 Let them have a clear view of your driveway, this will help them imagine their car in the driveway.

Tip 6: Know your buyer

 Understand what your intending buyer has come in for. What exactly is their need? It will help you highlight areas of your home as per their requirement and better influence their decision.

Tip 7: Show them the benefits

 The Buyer has come in to see your property when showing your buyers around, try to highlight the benefits of key features of your home. Helping them see these benefits will prove to them that your property is valuable.

Tip 8: Have printed or PDF brochures ready

 After buyers leave your home (or do an online viewing) it is easy for them to forget what it offered. And I will help you to get some well-printed brochure, which can serve as a reminder and keep your home in their minds, helping them make a decision sooner.

Tip 9: Get a “For Sale” signboard

 Put up a “for sale” signboard to tell everyone around that the property is for sale. Passers-by could turn out to be potential clients so do not leave them out.

Tip 10: You may give freebies or extras

 You may add some extras to what you are offering to get buyers quickly to move in to make the deal. This can, in some way, save your client money hence deciding to buy easier.

Tip 11: Know your competition and step up

 You should be in a position to tell your Buyers, how do you stand against any other home listed in your neighborhood. It can be position, area, location benefits, or pricing.

Tip 12: Know the best time to schedule a viewing

 Avoid scheduling your meeting in any rush hour, if there is a school or a market nearby, as this will give the buyer the impression that the area is always crowdy.

Tip 13: Do your survey

 Get a qualified surveyor to run a survey on your property and give it to buyers as they come around. Since waiting for them to run a survey will only delay the entire process.
