Planning to sell your house??

Should you sell on your own or Hire a Realtor??

Confused!!!!

Let’s take a quick page through…

Let’s first answer a few questions….

  • Do you have that much time?
  • Are you ready to handle all the activity that is required, such as photography, marketing, showings & negotiations?
  • Are you fine to take the risk of missing out on potential buyers because of your limited reach?
  • That in turn might affect the price band your property might be fetching…. Are you sure about it?
  • Will you be okay if your property sits on the market for too long and sends a “something is wrong” message to potential buyers and eventually go for a Price Drop?
  • Would you be able to manage the entire preparation & staging part single-handedly before every show?
  • Can you rush home every time someone wants to see your home?
  • Are you aware and adept to combine it with cutting-edge marketing techniques, which might give you a full house on the first day of your listing?
  • Are you prepared to handle the legal & regulatory requirements that come with selling a house?

If you think most of the answers to the above question are in negation, then don’t overstress on parting with a percentage of your sale proceeds. You might end up thinking was all these worth those dollars.

Reasons why you should hire a realtor for selling your home…

  • Even if on the client’s insistence, the buyer’s agent is ready to show your home, the agent might discourage making an offer, citing the hassles and risks of trying to close the deal without a professional representing the seller—and without a guaranteed commission.
  • Having a professional realtor warns you against making any hassled decision such as over-pricing your home, and countering a lower offer. Since they have a better understanding of the pulse of the real estate market.
  • Dealing with rejections directly can be very upsetting most of the time since you have your emotions attached to it. Instead, when the negatives come in with a positive overtone, it is more easily acceptable and the Realtor is the barrier who takes the rejection sting.

  • Without professional support, it is very difficult to price your property right. The Realtors will take all the modifications and changes, your neighborhood, and every other detail into account before arriving at the right pricing.
  • Real estate is a full-time job and each agent is completely focused on getting their property sold so, they will go out of their way to show properties to clients at any hour.
  • Being in the job of real estate for a long, each agent has a huge personal and professional network, which helps in spreading word of mouth about your listed property.

  • With in-depth experience in customer handling your agent can screen out someone who wants to view your house as a qualified buyer or just a dreamer or curious neighbor. It’s a hassle for you to interrupt your daily activities every time you have to make your house look perfect, and show your home. The screening for a real buyer is done by your Agent.
  • It’s more comfortable for a buyer to have a third person i.e. the agent to be around while they are touring your house.
  • You might have an excellent sales experience but when it comes to selling your own home, emotions play a different ball game and it might hold you back from a great negotiation. An agent can take that over since they are all the time doing these negotiations.

  • Your agent can guide you with the current condition and market appeal of your property and suggests required makeovers, and repairs before staging your property, which might get overlooked by you since you are emotionally attached to the property.
  • Unless you’re a real estate attorney, your agent probably knows more about disclosure laws than you do. In case you failed to disclose a hazard, nuisance, or defect—and the buyer comes back to you after having moved in and found a problem—the buyer could sue you. Agents can make mistakes, too, but they have professional errors and omissions insurance to protect themselves and give the buyer recourse, so the buyer may not need to pursue the seller for damages.

To summarize it’s a tall task to learn how to sell your house without a realtor. Agents bring with them years of experience, and broader exposure to your property, help you negotiate a better deal, dedicate more time to your sale, and prevent your emotions from disrupting it.
