Sara & Nick just chose a property and they loved it. They were extremely happy and were looking forward to closing the deal at the earliest. Madhu, their agent proposed they get the house checked by a licensed contractor before making an offer as she felt that the asking price for the house was way too much for the repairing work it needed. 

On her suggestion, they called for a licensed inspector and what they found was of utter dismay. It would have cost them $$ for the repairing work.

How can you avoid these last-minute disappointments?

Let’s understand what is Home Inspection?

Once you have chosen a house to buy, a detailed look at the condition of the house by a licensed inspector is Home Inspection.

Why do you need a Home Inspection?

Once we have decided to purchase a house, we are so much excited about the purchase and its process that the excitement might deter us from examining the house minutely. Moreover, a layman might not have all the knowledge it requires to inspect a home properly. Thus, the buyers typically order an inspection to be carried out by a Licensed Inspector to ensure that there’s nothing wrong with the home, that they might have missed to notice.

Procedure for Home Inspection:

A Home Inspection may typically take 3-4 hours, depending on the size of the property it may increase or decrease. A home Inspector will typically check the condition and also the functionality of the following:

  1. Home HVAC (Heating, Ventilation and Air conditioning)
  2. Plumbing & Electrical systems.
  3. Roof Damage
  4. Visible Insulations in Attic
  5. Condition and functionality of doors and windows
  6. Ceilings, floors & walls
  7. Water and Mold damage
  8. Signs of pest infestation – termites.

Post Inspection:

After inspecting the house, the inspector will provide a report to the buyer about the concerning areas. If Buyers/Sellers attend the inspection, the inspector will explain some of the issues that needs to addressed.  Post receiving the report with issues mentioned they have two options:

 

Option 1: The seller can hire a contractor to get all the repairing works completed before closing the sale.

 

Option 2: For the buyers to address the concerns they can negotiate a lower price with the seller in order to have the necessary cash to take on these repairs for their pre move in improvements either before they move in or when the repairs become necessary.

Many times on basis of this post inspection report buyers step back from closing the deal because of too many red flags. For sellers to avoid these problems while they are so close to the closing table, sellers must get these repairs and updates before listing the property.

It is prudent to get your home inspected before closing the deal to understand the amount of repairing work needed and the cost involved to avoid any sudden surprise.
